During my tenure, I have efficiently performed the following:
?Provides technical due diligence through acquisition risk analysis for the initial assessment of the lands to be acquired by the
company, such as checking and assessing land titles and ownership history to evaluating environmental factors and potential
encumbrances, and any other documents presented by the landowners.
? Assists the lawyers in drafting documents relevant to the sale, lease, and title transfer of the land to be acquired by
the company such as Deed of Absolute Sale, Lease Agreement, Easement and Right-of-Way Agreement, Special Power of
Attorney, Extrajudicial Settlement of Estate, Affidavit, Memorandum, Secretary’s Certificate, etc.
? Works with the Project Management team for the acquisitions of the lands, execution of contracts entered in relation to the
properties acquired by the company, releasing of checks to the landowners, title transfer, documents needed for the land use
conversion, and any other correspondence relative to the acquisition of land or asset management needed for the pre-development
of the project
? Negotiation and regular updates with the landowners for the contract compliances for the sale and title transfer of their lands
? Coordinates with the liaison group for the request of property documents needed for the due diligence and acquisitions of the
lands e.g., copies of title, tax declarations, certifications, etc. to different government agencies such as Register of Deeds, Bureau
of Internal Revenue, Assessor’s Office, Department of Environment and Natural Resources, Department of Agrarian Reform,
Department of Agriculture, National Irrigation Administration, Land Registration Authority, Court of Law, etc.
