Data Researcher

In my previous job, one of my key responsibilities was to update and maintain financial records along with the files for market stall rentees. I also collected data to make operational reports and other reports that were submitted to the executives.

I assist in making report of our remittances twice a week and handled office income records ensuring accurate financial documentation. My role includes assisting with rental collections, updating rentee accounts, and issuing official receipts to maintain smooth transactions. I also prepare rental notices for overdue accounts and perform a variety of clerical tasks to support daily operations in my previous job.

I do lead research on foreclosed property owners, using social media, obituary sites, and other legal online records to find other links.

I gained experience in skip tracing and underwriting while working at NEA, a surplus recovery firm. My responsibilities include underwriting, which involves reviewing foreclosure case files. After I verify ownership, I cross-check the information with Propstream. Then, I conduct lead research on social media and obituary sites. Once I gather the details, I use paid skip tracing tools such as Reipro and Skipgenie to carry out the skip tracing process.

I know the basics of Keepa, through watching the YT channels of Flip4Miles and Fields of Profits.

I only know the basics of Canva through doing my school projects before.

Basic Underwriting I underwrites foreclosed property case files by checking the owner, PR, Heirs, default judgment, plaintiffs, lien types before doing skiptracing.
