Position: Airbnb Property Manager / Co-host

What We're Looking For:

- Great Communicator: You possess exceptional communication skills that extend from interacting with guests to collaborating with teaUpgrade to see actual infombers. Fluent English is a must.
- Experienced Airbnb Professional: Your track record includes a substantial background in managing Airbnb listings, optimizing pricing, and delivering top-notch guest experiences.
- Team Builder: You have the ability to assemble and lead a team of professionals including handymen, A+ cleaners, and maintenance staff. You know how to identify and vet the best talent.
- CRM Guru: Managing and updating our client’s CRM system is second nature to you, ensuring accurate and up-to-date data(we use notion and slack).
- Listing Maestro: Crafting attractive and appealing property listings that capture potential tenants' attention is in your wheelhouse.
- Creative Flair: You have an eye for detail and a creative mind. Crafting attractive property descriptions is second nature to you, and you know how to make each property shine.
- Lease Agreement Pro: You've got experience handling lease agreements, from drafting contracts to managing renewals and negotiations.
- Market Savvy: Your strategic mind allows you to stay ahead of market conditions, ensuring our properties are competitively priced and appealing.
- Bookkeeping Aficionado: Basic bookkeeping for each property is a breeze for you, keeping our financial records tidy.
- Optimization Expert: You're adept at optimizing property listings and implementing dynamic pricing strategies to maximize revenue.

**Key Responsibilities:**

- Manage and optimize property listings on platforms like Airbnb, VRBO, and others.
- Build, manage, and lead a team of handymen, cleaners, and maintenance personnel.
- Conduct thorough vetting of teaUpgrade to see actual infombers to ensure quality service delivery.
- Manage the day-to-day operations of our properties, including guest communications, reservations, check-ins and check-outs.
- Monitor and coordinate property cleaning and maintenance to ensure properties are well maintained and ready for our next guest arrival.
- Implement dynamic pricing strategies to optimize rental income.
- Keep track of property-related finances and maintain accurate records including reconciling accounts
- Prepare and manage lease agreements, including renewals and negotiations.
- Address guest concerns and resolve issues in a timely and professional manner.
- Screen potential guest
- Continuously improve property listings and guest experiences.
- Keep up to date with local regulations and compliance requirements for short term rental for our properties.

**Qualifications:**

MUST be former AIRBNB SUPERVISOR

- Proven experience in Airbnb property management or related roles.
- Must be able to build and vet a team of cleaners, handyman, runner, and maintenance personnel in new properties we acquire***
- Strong understanding of the short-term rental market and guest expectations.
- Strong understanding for Airbnb Claims/review removal
- Strong leadership and team-building skills.
- Excellent command of English, both written and verbal.
- Proficiency in property management platforms and CRM systems.
- Basic bookkeeping and financial management skills.
- Attention to detail and excellent organizational skills.
- Problem-solving abilities and a customer-centric mindset.
- Marketing and social media skills for property promotion are desirable.
- Available to work flexible hours, including weekends and holidays.
