JOB OVERVIEW

Job Description:

Self Storage Management - If you do not have self storage experience, please do not apply.

Answer incoming phone calls from prospective and existing tenants. You will be the main point of contact for customer calls at one of our facilities, while serving as our contact and property manager to facilitate protocol to our call center management company.

Provide the highest level of customer service at all times
Make outbound lead and collection calls
Overcome sales objections by asking open-ended questions
Proficient communication via Slack, Google Meet, and more
Time and project management via Trello and other means of communication
Meet at 11:37 am during each workday for a daily Huddle meeting. Present projected time management for the next 24 hours and any roadblocks that may prevent you from efficiently completing tasks
Update property unit status received from storage boots on the ground for status (maintenance personnel) updates in property management systems.
Make units ready to rent (R2R) and unrentable (UR). Focus on ensuring we have at least (2) units of each size class available at all times
Work closely with VP of Operations to meet goals and exceed KPIs
Consistently obtain 5-star positive reviews from satisfied tenants by delivering excellent customer service
Assist VP with the management of (3) self storage properties utilizing StorEDGE and (1) in Hummingbird
Address any self-storage R&M needed with the VP of Ops to plan for timely repair and maintenance
Communicate with remote management for (3) SHIFT facilities
Communicate and schedule repairs, seek vendors, and manage project management as needed
Update KPI weekly and monthly trackers
Project rentals needed to meet monthly KPIs in advance, set goals, and exceed them
Assist with short-term and long-term rental management as needed
Respond to text and email communication from storage tenants every morning

Storage, multifamily, single family and short term rental duties:
Communication with residents
Finding vendors, scheduling estimates, coordinating repair appointments, quote review and more
Utilizing Buildium ( property management platform) to manage repair and maintenance projects, tasks and tenant communication
Manage leasing applicants in Zillow and Buildium software to include: listing available properties, communicating with interested applicants, scheduling showings with our leasing specialists, sending applications and more
Update Google advertising and KPI metrics, present in daily, weekly and monthly meetings
Make training videos and SOP for future teaUpgrade to see actual infomber onboarding
