STR (Airbnb/Vrbo/etc.) Listing and Review Manager

Position Overview:
The Airbnb Listing Manager will oversee all aspects of managing and optimizing our Airbnb and VRBO listings. This includes ensuring all listings remain active, resolving issues promptly, optimizing content, and improving booking performance. You’ll play a crucial role in minimizing downtime, preventing disruptions, and driving revenue through well-managed and highly optimized listings.

Key Responsibilities:

Daily Listing Management
- Monitor all listings across platforms (Airbnb, VRBO, etc.) to ensure they are live, accurate, and bookable.
- MUST have experience with Hostaway
- Provide detailed daily status updates, identifying:
- Listings that are down, suspended, or pending removal.
- Actions taken to resolve issues, including creating backup listings backup accounts
- Ensure all suspended listings are recreated and live within 12 hours to minimize downtime and avoid revenue loss.

Listing Suspensions & Removals
- Analyze and address reasons for listing suspensions (e.g., guest complaints, policy violations, platform glitches).
- Recreate listings quickly and accurately on backup accounts, ensuring they replicate the original in all details, including descriptions, photos, pricing, and policies.
- Implement long-term solutions by identifying and resolving core issues causing downtime to prevent recurrence.

Core Issue Resolution
- Investigate the root cause of listing problems and document findings in a shared tracking log.
- Address platform-related issues and operational lapses, ensuring thorough follow-ups and long-term fixes.
- Monitor trends in suspensions or issues to implement proactive strategies, including team training and platform audits.

Listing Optimization
- Regularly review and improve listings to maximize visibility and booking rates. This includes:
- Enhancing descriptions with transparency (e.g., stairs, noise monitoring).
- Including distances to major attractions and other unique selling points.
- Updating house rules and policies, such as:
- Optimizing photo captions, reordering images, and ensuring high-quality visual presentation.

Calendar & Booking Oversight
- Continuously monitor calendars for unbooked units exceeding two days.
- Investigate reasons for gaps in bookings by testing functionality (e.g., private browsing to simulate guest bookings).
- Adjust availability to encourage bookings, ensuring calendar synchronization across platforms.

Daily Reporting
- Submit detailed end-of-shift reports summarizing:
- Resolved and unresolved listing issues.
- Tasks completed, including optimizations and recreations.

Booking performance trends and actionable next steps.
- Provide visual documentation (screenshots, logs) for transparency.

Qualifications:
- Proven experience managing Airbnb, VRBO, or similar platforms (HOSTAWAY)
- Strong organizational and multitasking skills with the ability to handle high-pressure situations.
- Excellent written and verbal communication skills.
- Analytical mindset with problem-solving abilities to address and resolve issues promptly.
- Familiarity with property management systems like Hostaway, Breezeway, or similar tools is a strong plus.
- Attention to detail, ensuring listings are accurate, policies are clear, and all actions are well-documented.
