GoHighLevel Automation Specialist for Leasing CRM & AI Follow-Up System

Onlivin is a Los Angeles co-living and furnished housing company. We manage multiple furnished rental properties and are building a stronger sales and leasing system to help our team respond faster, qualify leads better, book more appointments, and convert more tours into reservations and move-ins.

We are looking for an experienced GoHighLevel Automation Specialist to build a full leasing CRM and AI follow-up system for our rental leads.

Role Overview

The goal of this role is to create a complete automated leasing system inside GoHighLevel. The system should automatically respond to rental leads, qualify prospects, route them to the correct appointment flow, book central showroom appointments, prevent duplicate messages, and help our leasing team convert more tours and reservations.

Responsibilities

Build and organize GoHighLevel pipelines for leasing leads, appointments, tours, reservations, and move-ins.

Create automated workflows for SMS, email, missed calls, lead follow-up, appointment confirmations, reminders, no-shows, old lead reactivation, and reservation follow-up.

Set up Conversation AI / AI chat follow-up to answer basic rental questions, qualify leads, and guide prospects to book appointments.

Integrate lead sources from platforms such as Facebook, Instagram, Zillow, ---------- , Furnished Finder, OpenPhone/Quo, website forms, and other rental platforms.

Connect GoHighLevel with ---------- , Zapier, webhooks, APIs, and third-party tools as needed.

Build appointment flows for central showroom appointments and leasing team calendars.

Create rules to avoid duplicate messages and duplicate lead records.

Set up lead tagging, source tracking, lead scoring, and pipeline automation.

Create reporting dashboards for leads, appointments, show-up rate, reservations, and move-ins.

Work with our leasing team to improve response speed, follow-up quality, and conversion.

Requirements

Strong experience with GoHighLevel.

Experience building workflows, pipelines, calendars, forms, automations, triggers, and reporting.

Experience with SMS and email automation.

Experience with Conversation AI or AI-based lead follow-up.

Experience with Facebook and Instagram lead automation.

Experience with ---------- , Zapier, webhooks, and lead source integrations.

Understanding of CRM logic, lead routing, duplicate prevention, and sales pipeline management.

Ability to build clean systems that are easy for a leasing team to use.

Property management, real estate, apartment leasing, or rental lead automation experience is a strong plus.
