Architectural Designer & 3D Visualiser — Modern Bungalow Redesigns + Marketing Renders

Overview
We're a UK digital agency working on behalf of a property developer marketing two self-build bungalow plots. Planning consent and approved drawings are already in place — we now need a skilled architectural designer/technician who can modernise the internal layouts and produce 2D and 3D marketing visuals that help prospective buyers picture the finished homes.

You'll work from the existing approved location plans, site block plans and floor plans (all provided). The footprint and external envelope of each property are fixed by the existing planning consent and must not be exceeded — the creative freedom is in the internal layouts and the quality of the presentation.


The two plots
Plot 1 — 2-bed bungalow

Rectangular footprint, approx. 61 m² / 656 ft²
Currently a 2-bed layout
Needs: a modern internal redesign with a few alternative layout options, plus one option reconfigured as a 3-bed — all strictly within the existing footprint.

Plot 2 — 3-bed bungalow

Larger L-shaped footprint
Currently a 3-bed layout
Needs: a modern internal redesign with a few alternative layout options. The client is open to suggestions on additional rooms and layout changes — within the existing footprint.


Scope of work / deliverables
For each plot:

Updated location plan (based on the existing one provided)
Individual site block plan
2D floor plan redesigns — modern layouts, with a few internal options to choose from (Plot 1 also needs the 3-bed variant)
3D drawings + photorealistic rendered images so buyers can visualise the finished home

Plus: 5. One combined site block plan showing Plots 1 & 2 together 6. Any suggested extras that would strengthen the marketing (e.g. furnished room renders, external/street-view shots, floor plan staging) — ideas welcome.

External spec (from existing drawings): 30° roof pitch, Redland Grovebury slate-grey roof tiles, bungalow form. Final material palette to be confirmed with us.


What we'll provide
Existing approved location plans (1:1250 / 1:500)
Existing site block plans (1:500)
Existing floor plans for both plots (1:50)
Site, access and any further detail on request


Skills & experience required
Proven residential architectural design / drafting (UK experience preferred)
Comfortable working within an existing/approved planning footprint
Strong CAD skills (AutoCAD, Revit, ArchiCAD, SketchUp or similar)
3D modelling & photorealistic rendering (Lumion, Enscape, Twinmotion, V-Ray or similar)
Track record of sales/marketing-grade property visuals
Clear communicator with good written English

A single freelancer who can deliver both the technical drawings and the renders is ideal, but we'll also consider a designer + visualiser pairing.
