Role Overview

We are seeking an experienced Architect to join our residential development team on a remote basis. The successful candidate will be responsible for the design and coordination of housing developments from concept stage through to construction documentation. The role will focus on producing site layouts, house designs, planning drawings, and technical construction details that fully comply with Irish planning requirements, Building Regulations, BCAR requirements, and industry best practice.

The Architect will work closely with our in-house team, engineers, timber frame designers, assigned certifiers, and external consultants to deliver efficient, cost- effective, and compliant residential developments.

Key Responsibilities

Site Layout & Planning Design
• Prepare residential site layouts for housing developments.
• Design developments in compliance with planning permissions, development plans, and local authority requirements.
• Ensure compliance with planning conditions, density requirements, open space provisions, parking standards, and accessibility requirements.
• Produce planning application drawings, site plans, sections, elevations, and associated documentation.
• Amend layouts and designs in response to planning authority feedback.

House Design & Floor Plans

• Design house types and floor plans for detached, semi-detached, terraced, and apartment developments.
• Produce detailed floor plans, elevations, sections, and 3D visualisations where required.
• Optimise house layouts for construction efficiency, market appeal, and cost- effectiveness.
• Ensure designs comply with Irish Building Regulations.
Technical Design & Construction Documentation
• Prepare detailed construction drawings suitable for tendering and construction.
• Produce wall, roof, floor, and foundation details suitable for timber frame construction.
• Coordinate architectural details with structural engineers, timber frame manufacturers, and M&E consultants.
• Develop standard construction details and specifications for company use.
• Ensure compliance with BCAR requirements and industry standards.

Design Coordination
• Liaise with engineers, assigned certifiers, fire consultants, BER assessors, and other design tea ---------- mbers.
• Review consultant drawings and ensure coordination between disciplines.
• Identify design clashes and resolve issues before construction commences.

• Attend online design meetings and project coordination meetings.

Regulatory Compliance
• Ensure all designs comply with Irish Building Regulations and relevant standards.
• Maintain awareness of changes to planning legislation, BCAR requirements, and building regulations.
• Assist in preparing compliance documentation and certification packages where required.

Requirements
Essential
• Degree in Architecture or equivalent qualification.
• Minimum 5 years' experience in residential architectural design.
• Experience designing residential housing developments.
• Proficiency in Revit.
• Ability to produce detailed construction drawings and technical details.
• Excellent communication and organisational skills.
• Ability to work independently in a remote environment.
• Effective coordination with consultants and project teams.

What Success Looks Like

The successful Architect will be capable of independently designing housing developments, producing complete planning and construction drawing packages, and ensuring all designs meet Irish planning requirements and Building Regulations while supporting efficient delivery of residential projects.
